Why Facilities Management Value is Still Misunderstood

Why is FM still widely misunderstood, despite being critical to how organisations function every day?

FM practitioners are capable, committed, and hardworking. Yet, across many organisations, FM continues to be:


  • Seen as operational support

  • Judged by cost and efficiency

  • Engaged late in decision-making

  • Recognised mainly when something goes wrong


That gap between effort and recognition is not accidental. It is largely driven by how FM value has been defined and communicated over the years. FM is one of the most active functions in any organisation - Requests are handled, issues are resolved, facilities keep running, risks are managed quietly. But activity, no matter how intense, doest not automatically translate into value.


Most FM conversations focus on: What was done, how fast it was done, how much it cost. While top management conversations focus on: What changed, what risk was reduced, what outcomes were enabled. This disconnect creates a blind spot.


FM teams work tirelessly, yet their impact often remains invisible. There is a paradox at the heart of FM: When FM does its job well, nothing happens. No disruption, no crisis, no complaints. And because nothing happens, success becomes silent. Overtime, this leads to a dangerous assumption: Stability is normal, reliability is expected, prevention is invisible. So, FM excellence becomes the baseline, not the differentiator.


When things go wrong, FM is noticed. When things go right, FM is assumed. This is not a failure of performance. It is a failure of value articulation.


To gain legitimacy, FM has historically leaned heavily on cost control. Budgets are important, efficiency matters, discipline is expected. But, when cost becomes the primary narrative: FM is boxed into tactical roles, strategic conversations happen elsewhere, long-term value is sacrificed for short-term savings.


Cost answers the question: Did we spend less? whereas Value answers a different question: Did the organisation perform better because of out decisions? This distinction changes everything.


FM does not need to work harder. It needs to think differently. The shift is not from operational to strategic overnight. It is from: Activity to Outcomes, Cost to Contribution, Function to Stewardship. 


FM value does not speak for itself. It must be intentionally identified, framed, and communicated. This is what I call Unlocking FM Value.
